Home Sales in Pace Florida 32571 - March 2018 Market Report

March 2018 Pace Market Report

There has been an increase in home sales in Pace FL for the third month in a row. There was an increase by 19 in February when looking at the homes sold in January. It is a small increase, but an increase just the same. Considering we are so low on inventory and have been for months it is a bit surprising. We have more buyers than homes for sale that an increase in sales almost seemed unlikely. At any rate, let’s take a look at this market together and see where it is and where it is likely headed.

The real estate market in Pace saw 56 properties exchange hands last month. That is 19 more sales than the previous month. In comparison, there were 85 closings during the same time-frame last year. While consumers are still purchasing properties in Pace FL, it is vitally important that new inventory become available soon. With only 2.4 months worth of properties to pick from, both buyers and investors will start to look elsewhere in Santa Rosa County if they do not find what they need here.

Thankfully, pending sales went way up this past month. There were 105 pendings, an increase of 47 over the previous month. It still bears repeating for sellers though…your home must be priced right and well maintained if you want it to sell in this market. With just 132 homes available (up 47 over the previous month), buyers should be prepared to act fast when they find a home that meets their needs in Pace FL. Any delay could cost them the house…it really is that simple right now!

The market results from the Pensacola Association of Realtors (PAR) are out so let's take a look at the Pace Real Estate Market for March 2018. Despite a severe inventory drought the buyers who patiently wait for new homes to hit the market there are still some good deals to be had in the Pace area. A Look at Housing Stats

February ended with a total of 54 single family homes sold.  That's a dramatic increase from 37 sold in January but down 3.6% from 56 in February of 2017.  The median price range of houses that sold in Pace during the month of February was $206,900.  This amount shows an 7.2% increase from $192,950 from February 2017 and down 1.5% from $210,000 last month.  February's YTD sales of 91 are running 5.2% behind last year's year-to-date sales of 96.

Many times when someone is looking to purchase a home in Pace, they would like to have a swimming pool.  We have a lot of people that move here from up north after retiring.  They usually are moving here to get away from the snow and harsh winters.  With that being said, the buyers retiring to the panhandle usually have to adjust to the Florida humidity.  A home with a pool would make retirement more enjoyable to them.

With being asking so many times I have come up with Top 5 things to NOT do after you have applied for a home loan.

5. Don’t delay in providing requested information. Delays in providing information can delay your loan approval and closing.

4. Don’t move your money around. Your lender will need documentation of all large deposits and/or transfers of funds.

3. Don’t throw away any pay stubs, bank statements, etc. Your lender may need updated documentation.

2. Don’t buy appliances, furniture, a new car etc. Your credit maybe monitored up until the time of your closing and any credit inquires or new debts can affect your loan approval and/or postpone or cancel closing!

1. Don’t change jobs, quit your job or become self-employed. Changes to employment or income can affect loan approval.

Contact your mortgage loan officer immediately should anything unexpected occur related to your employment, income, savings or other funds to your purchase or any time you have questions.

Our Thanksgiving Traditions

Thanksgiving is a time when families gather together to enjoy a wonderful feast and to enjoy being with each other. In our family it is also a meaningful time to reflect on the blessings and remember that our God has always been faithful in our lives.  Many families will go around the dinner table and each one will share what they are thankful for and how God has blessed them in the past year.

A Little Perspective

Thanksgiving has always been a really special time for our family, filled with more food than we can possibly eat and meaningful memories made together.  Several years ago our church started what we call "The Brown Bag Event".  This is where we have a shopping list attached to a brown paper bag.  Everyone is encouraged to take the grocery list and shop for the items on the list.  These are items that are needed to prepare a Thanksgiving meal.  Our church collects these bags for several weeks and the Sunday before Thanksgiving, the members of our church deliver these bags to people that would not have a Thanksgiving meal if we had not had our Brown Bag Event.  

When we deliver the food, it is amazing to see the faces of the needy people that receive the bags of grocery.  You would truly think it were Christmas from the joy all over these people faces.

Once when I delivered the bagged food I remember being told that the family did not have food and would not have a Thanksgiving meal had it not been for the giving, loving people of our church. It was then I realized just how much I can take for granted.  

I can honestly say, I have never thought "Where is my next meal coming from?" I have always had food to eat and never worried about my next meal.  God has truly blessed my family.  I'm not saying, I have not had worries and that I've always exactly what I wanted to eat. But God has ALWAYS been faithful and my family needs have always been met.  

After all the bags of groceries are delivered, our church family come together for our Thanksgiving Celebration, "The Dinner Table".  Here we celebrate that God provided a way for us to help people in need and that the many families will get to share a meal with their family on Thanksgiving.

During "The Dinner Table" we enjoy a wonderful Thanksgiving meal with our church family.  We share our stories of the deliveries to the families, we laugh and stuff ourselves with food. But it always seems that the usual expressions of thanks comes from a deeper place within our hearts. 

This Thanksgiving Holiday, I hope you and your family will have a wonderful time with loved ones, great food, and a wonderful time of sharing and making beautiful memories.  But let's all remember to praise God for the many blessings he has given us!  Happy Thanksgiving!!!

Pace Market Update August 2017

Closed Sales

  • There were 95 closed sales in the Pace Real Estate Market during the month of August. This is an increase of 8% over August 2016 when there were 88 closings. August 2017 sales were at their highest level compared to August of 2016 and 2015.

  • Year-to-date closed sales for the august were 659, up from 586. That’s a 12.5% increase on sales during the same period in 2016.

New Listings/Inventory

  • Available inventory on September 1, 2017 in the Pace Real Estate Market consisted of 284 units, down 2.7% from 292 units last month and down 5.3% from 300 units in August of last year. August 2017 Inventory was at its lowest level compared with August of 2016 and 2015.

  • During the month of August 2017, there were a total of 91 new listings added to the market, a decrease of 16% from 109 last month and up 15.2% from 79 in August of last year.

  • Average price of closed sales in the Pace area during the month of August was $22l,362, up 16% year-over-year, while median closed price was $212,000, up 14% from August 2016. August 2017 Average Sale Price was at the highest level compared to August of 2016 and 2015.

Summer has come to an end and you probably are thinking you've lost the opportunity to sell, and need to wait till next summer. But that's far from the truth! Although it's not as hectic and crazy with the swarm of buyers on the market, the fall season brings out the most serious of lookers. They are the pool of buyers that waited out the summer frenzy to find their perfect home in the fall, and you don't want to miss these buyers! They are ready to make a move, today! And selling in a slower period does not equate to less money. That's a misconception that home owners have based on untrue data that floats around. With the right agent, and your home being priced correctly, you can get a great deal selling your home during the fall season. And might actually prefer it. Here are the top 3 benefits to listing during the fall season.

1. Serious Buyers - Let's be honest, if buyers are out during the busy season, looking for homes, they are serious and ready to buy. Although the summer brings in a large crowd, that crowd contains a lot of people that are excited by the season, and fall into the "trend" of house hunting. With less competition on your dream house, you can get a better deal. The summer brings a lot of missed opportunities for buyers on their dream homes, because they go off the market instantly. A much calmer pace to the transaction will make it less stressful, and everyone all around happier. Don't feel rushed into buying a home overnight during the summer, it could turn into a headache. 10 Steps for First-Time Home Buyers

There are not many things as excited as buying your first home.  It may seem complicated at first.  But if you dream of homeownership it is important to know what to do and who to turn to. It really is not as scary as it seems.  Follow the steps below and you will be well on your way! 

Whether this is your first time purchasing a home or you're a repeat buyer, buying a home is a financial and emotional decision that requires the help of an experienced team of reliable professionals.  These folks know what it takes to get you from the beginning process to the closing table.  So lean on them.  That is what they are there for.

Find A Realtor.  

A Realtor will do a lot of the groundwork up front.  They will contact the listing agent to schedule the appointments for you to see the homes.  Your Realtor will guide you through the home buying process, such as the paperwork, marketing, pricing, negotiating, and inspections.  A Realtor will help keep you within the timeframes within the contract. The best part is Buyers do not pay for the working with a Realtor.  The service is free for the buyer as the seller pays all of the real estate commission.  It makes sense to use a Realtor in your local area to help you will the home buying process.

Find a Lender and Get a Mortgage Pre-approval.  

Many Realtors will not spend time with clients who haven't spoken with a lender about getting pre-approved.  It is best to clarify how much you are able to spend on your home before setting appointments and looking at homes.  It is best be pre-approved so when you find the perfect home, you are ready to write an offer.  When an offer is presented to sellers they want to see that the person who is interested in purchasing their house is pre-approved with a lender and can close on their house.  It is best to compare the fees charged by the lender and compare.  Compare the fees and the interest rates.  You will want to know you are getting the best deal for yourself.  If you need a list of lenders, most real estate agent will provide you will a list of lenders they have worked with. Just ask them for it. 

Make a Wish List.

When making a wish list, be sure to add the things in a home that is most important to you.  Location?  Do you have a neighborhood that you want to live in?  How many bedrooms do you need?  How many baths?  Is square footage important to you?  Do you need an office?  Does the size of the yard something you need to consider?  Do you need to live in a certain school zone?  Once you have your "MUST HAVES", you could then list things you wish were in your new home.  Just know that the more you add to the list, the more limits you have.  The more you have, the less homes will come up in the MLS search.  Decide on what you can be flexible on, if there are any.  Your Realtor will want a list of the things that are most important to you.  Be prepared to tell them.

Look At Homes.

Now comes the really fun part.  Let's schedule appointments to go view the homes that are within your parameters. You will want to bring along a notepad to jot down your thoughts as you walk through the homes on your short list.  What are the things that you really like about the house and things you don't care for.  Can you see yourself living there?  You will want to go back over your notes once you have seen the homes on the list to see.  What house is your favorite?  Why? Which one meets the most needs?  Is the home in a desirable school zone?  Even if you don't have children you will still want to consider this. When it comes time to sell, you'll find that a strong, desirable school system is a major advantage in helping your home retain or gain value.  

Make Offer.

Once you have made a decision on which home best fits your needs, you will want to move quickly.  Your Realtor can walk you through the steps required to make an offer in your area.  Your Realtor can pull up three house that sold most recently in the neighborhood.  They can compare the homes and guide you will making your offer.  If you really want the house, don't lowball.  The seller could get really frustrated and give up.  Remember your leverage depends on the pace of the market. In a slower market you have a chance of negotiating more.  In a seller's market you will need to be a little more cautious.

Be prepared with earnest money. This is really a deposit showing the seller you are serious about purchasing their house.  The earnest money will be applied to your down payment at closing.  It will be held in escrow with the closing agent or closing attorney until closing.  

Enter A Contract.

Make sure the contract is contingent upon you obtaining your financing, a statement covering the home inspection repairs.  You will want to be able to get your earnest money returned to you if anything major is found during the home inspection. You will also want to make sure the contract covers a walk through within 24-hour prior to the closing.  Once the negotiations are done on the offer and all of the signatures and initials are on it you then have a contract.  

Secure the Mortgage.

When your agent tells you you are under contract make sure you do your due diligence in obtaining your mortgage.  Follow up with your lender and get them all of the documents they need.  Expect the lender to ask for things throughout the process.  To keep things moving along smooth toward closing when the lender asks for something get them what they needs as soon as possible.  Taking a longer time will only delay the closing.

Be Sure to have an home inspection done.

Be prepared. You will want to have a home inspection done by a licensed home inspector.  They will go through the home and inspect everything.  If there is a leaking roof the inspection will find it. They will even check all of the electrical plug.  Once the inspector has completed their inspection they will prepare a report to let you know the condition of the home.  They will list repairs they recommend to be repaired.  Depending how your contract is writing, you might be able to ask the seller to make some of those repairs. Your Realtor will be able to advise you on this.  When you do your walk through prior to closing you will want to make sure the seller made the repairs you requested of them to do.

Get Insurance.

You will want to get insurance quotes from different insurance companies and compare the coverage.  A lot of Realtors will offer to get several quotes for you to help you get the best insurance for the best price.  Once you choose your insurance company and coverage you will want to let your lender know.

Closing.

Usually about three days prior to closing you will receive a closing statement from you lender.  This closing statement will list all of the charges you are expected to pay at closing.  Review it carefully.  It will include things like the cost of Title Insurance.  This will protect you and the lender from claims from anyone regarding ownership of your property. The cost of title insurance is usually less than 1% of the purchase price.  

Once all of the above steps have been completed you are on your way to the closing table.  This is when the deed to the home is transferred from the seller to the buyer.  Be prepared to sign a lot of paperwork.  The closing agent will guide you through the process.  This is the most excited time of buying a home.  This is the day you will officially become a homeowner and receive the keys to your new home. Congratulations!
