Low Inventory usually means a home can sell for full price and sometimes more.  This is great news for Sellers.  Find a home can be quite challenging for the home buyer.  It is very important to work closely with your Realtor.  Your Realtor can set you up on a listing alert. When set up on an alert, when homes come on the market you can receive an email, letting you know a home has either come on the market, a price has changed on a home with your criteria or a home has closed that was with your criteria.  If you are planning to buy a home, I would love to be your Realtor.  I will get you set up on the alerts.  Not only will I set you up on an alert but I will also have the same emails sent to myself.  Why do I do this, you ask?  I do this to try to ensure my customers have the best shot available to see the newly listed homes as soon as possible. It could be many reason.  It could be a lot of competition in that particular neighborhood, other homes could show better, and have a more attractive price.

 

Homes with tenants, cluttered, not maintained or has offensive odors may be difficult to sell.

Pace Housing Market Predictions 2018

Here's is a look at the Pace Real Estate Market for April 2018.  According to the report released by the Pensacola Association of Realtors this week we are still experiencing a LOW INVENTORY Housing Market. Home sellers are slow to put their home on the market. This delay is causing a shrinking inventory, an increase in prices and a strong competition among home buyers. 

 

Median price range for homes in Pace went up by 10 percent

 

April ended with a total of 97 single-family homes sold.  That's an increase from the 89 sales in March. April 2018 sales were at their highest when comparing to April 2017 and 2016.  The median price range of houses sold in Pace during the month of April were $215,000.  That amount shows an increase of 15.6 percent from April 2017 but a decrease from the 3.4 percent from the $234,303 from last month.  April's year-to-date sales of 279 are running 3.7 percent ahead of last year's year-to-date of 269.  Read More Here!

Here's is a look at the Pace Real Estate Market for April 2018.  According to the report released by the Pensacola Association of Realtors this week we are still experiencing a LOW INVENTORY Housing Market. Home sellers are slow to put their home on the market. This delay is causing a shrinking inventory, an increase in prices and a strong competition among home buyers.

A Look at the Housing Stats

April ended with a total of 97 single-family homes sold.  That's an increase from the 89 sales in March. April 2018 sales were at their highest when comparing to April 2017 and 2016.  The median price range of houses sold in Pace during the month of April were $215,000.  That amount shows an increase of 15.6 percent from April 2017 but a decrease from the 3.4 percent from the $234,303 from last month.  April's year-to-date sales of 279 are running 3.7 percent ahead of last year's year-to-date of 269.

What Does This Data Mean?

At the end of the month there were 174 single-family homes listed with no offer.  It is a dramatic decrease of over 48 precent from this same time last year.  April's inventory was at it's lowest level compared to April of 2017 and 2016.  The low inventory trend continues with less than 2 months supply of inventory on the market. In order for the market to be balanced, there needs to be a 6 months supply of inventory on the market.

Even with the shortage of inventory, home sales in Pace remains strong.  This is still a great time to buy while the interest rates are still low.  Rates are expected to continue to rise as we get further into this year.  Buying now will help keep your payments down.  You can buy more house with the same money than if you continue to wait until later in the year.  The lack of real estate inventory is also causing a rise in the median price ranges in the Pace area.  With the strong competition it is a good idea to stay on top of your game when it comes to house hunting.  One of the easiest ways is to do that is to sign up to receive email notifications and create saved home searches around the criteria you are looking for in your new home.

Cash sales made up 20 percent of all the sales in Pace.  This percentage is a dramatic increase from 6 percent of cash sales this time last year.  Cash buyers are showing that they are a force in the buyer's market.

What Does This Mean If You Are Selling a Home in Pace?

March 2018 Pace Market Report

There has been an increase in home sales in Pace FL for the third month in a row. There was an increase by 19 in February when looking at the homes sold in January. It is a small increase, but an increase just the same. Considering we are so low on inventory and have been for months it is a bit surprising. We have more buyers than homes for sale that an increase in sales almost seemed unlikely. At any rate, let’s take a look at this market together and see where it is and where it is likely headed.

The real estate market in Pace saw 56 properties exchange hands last month. That is 19 more sales than the previous month. In comparison, there were 85 closings during the same time-frame last year. While consumers are still purchasing properties in Pace FL, it is vitally important that new inventory become available soon. With only 2.4 months worth of properties to pick from, both buyers and investors will start to look elsewhere in Santa Rosa County if they do not find what they need here.

Thankfully, pending sales went way up this past month. There were 105 pendings, an increase of 47 over the previous month. It still bears repeating for sellers though…your home must be priced right and well maintained if you want it to sell in this market. With just 132 homes available (up 47 over the previous month), buyers should be prepared to act fast when they find a home that meets their needs in Pace FL. Any delay could cost them the house…it really is that simple right now!
